How Often Commercial Carpet Should Actually Be Cleaned

Commercial carpet almost never fails because of stains. It fails because of grit — the sand, salt, and grime that gets tracked in, works down to the base of the pile, and then abrades the fibre every single time somebody walks across it. That damage is permanent, and no amount of cleaning brings the fibre back.

This is a specifically Chicago problem. From the first salt application in November through the last thaw in April, every entrance in the region is a conveyor belt for de-icer and slush. De-icing salt is also alkaline, so it leaves a residue that attracts and holds new soil, which is why untreated traffic lanes go grey and then stay grey.

For most commercial spaces the schedule that works is: vacuum nightly or on every visit, interim clean the traffic lanes quarterly, and do a full restorative extraction once or twice a year. High-traffic entrances, elevator lobbies, and corridors need the interim clean more often than the open office behind them — those areas may want monthly attention while the rest of the floor is fine on a quarterly cycle.

The two cleaning methods answer different questions. Hot water extraction — what most people call steam cleaning — flushes the carpet and pulls the soil back out. It is the deepest clean available and it is what a restorative annual service should be. The trade-off is dry time, typically several hours.

Low-moisture encapsulation is the interim method. A polymer is worked into the pile, it crystallises around the soil, and the next vacuuming carries it away. Dry time is usually under an hour, which is why it is the right choice for a space that has to be occupied the next morning. It is not a replacement for extraction; it is what keeps a carpet looking right between extractions.

The cheapest improvement most buildings can make has nothing to do with cleaning at all: walk-off matting. Fifteen feet of proper matting at every entrance captures the large majority of what would otherwise end up in your carpet. It costs less than one extraction and it pays for itself every winter.
